“February Tops List for Selling Homes, Study Finds”

February has been identified as the optimal month to list your home for sale, as per findings from Rightmove. A recent study on house sales indicated that 68.9% of homes listed in February successfully found buyers.

In the rankings, January and March tied for second place, with 68.8% of listed homes finding buyers on average in both months. Following closely were April at 68.7% and May at 67.7%. Conversely, October ranked lowest, despite 65.4% of listed homes being sold during this month.

The analysis by Rightmove encompassed millions of listed properties from 2014 to 2024, excluding 2020 due to the pandemic. Notably, 2025 was also omitted to allow for properties listed later in the year still awaiting buyers.

January stood out as the fastest month for securing a buyer, with an average of 47 days, closely followed by February at 48 days. March saw the highest number of newly listed properties and the most overall sales agreements on average.

Colleen Babcock, a property expert at Rightmove, emphasized that February is typically the prime month for selling homes, with strong momentum carrying into the crucial Spring home-moving season. She advised potential sellers eyeing a 2026 move to consider listing soon to tap into heightened buyer activity.

Housing Secretary Steve Reed highlighted ongoing efforts to streamline the buying and selling processes, aiming to expedite transactions, prevent fall-throughs, and reduce stress for individuals transitioning to their dream homes.

John Baybut, Managing Director at Berkeley Shaw Real Estate in Liverpool, noted the UK property market’s robust conditions, supported by declining interest rates and consistent long-term value growth in properties. He highlighted February as a peak period for new listings, urging serious buyers to be prepared with finances and prior home sales to secure desirable properties.

Mike Sharman, Group Managing Director at Sharman Quinney, referred to the bustling January market as vendors gear up for the upcoming year. He emphasized February and March as key months for new property listings driven by the onset of spring, with vendors strategically entering the market post research and property assessments.
